01 Measure and listen
Kam Oveisy measures the room himself and records what the drawings will have to solve: walls out of square, floor level, ceiling height, bulkheads, services in the way, and how you actually use the space. Because he is both designer and builder, what gets noted at this visit is what gets built. Allow [n] days from first contact to the site visit, and [n] hours on site.
02 Drawings and rendering
Step two is elevations plus a photorealistic 3D rendering. The elevations carry the dimensions, the door programme and the interior fittings. The rendering shows you the room as it will look, which is where most changes get made, because it is far cheaper to move a tall unit on screen than in the shop. Allow [n] days for the first set and [n] days per revision round.
03 Itemized quote
The quote is written against the drawings, line by line: each run, each unit, the box material, the door construction and finish, the hardware, the interior fittings, delivery and install. Nothing is bundled into a single number, so you can see where the work sits and change a line before anything is cut. Allow [n] days from approved drawings to the quote in your inbox.
04 Shop build
Once the drawings are signed off, the job goes into the shop in Richmond Hill. Valmont cuts, edges and finishes every box, door and drawer front in house, then dry-fits the job before it leaves. The dry fit is why install days run short: the run has already been assembled once and corrected on the bench. Allow [n] weeks in the shop, and [n] weeks for finishing on painted work.
05 Install and adjust
Install starts with levelling and scribing to the real walls, then the boxes are set and joined, doors and drawer fronts hung, and hardware fitted. Stone tops are templated after the boxes are set, then fabricated and installed. A return visit adjusts doors and drawers once the room has settled. Allow [n] days on site for install, [n] weeks for stone after templating, and [n] days for the adjustment visit.
What slows a job down
Almost every late job is late for one of a short list of reasons, and every one of them is visible early enough to fix. None of them are shop problems. They sit in decisions, in appliance information and in the state of the room on the day the truck arrives.
- Missing appliance model numbers. Panels, openings and clearances are drawn to the appliance. Without the models, the drawings wait.
- Stone templating scheduled around a shifting install date. Stone cannot be templated until the boxes are set, and fabrication runs [n] weeks after that.
- Change orders after sign-off. A change once material is cut means remaking parts and rejoining the shop schedule.
- A site that is not ready. Floors not down, electrical rough-in unfinished, walls not painted, or no access booked for the elevator.
- Slow decisions on finish. Samples take [n] days to turn around, so a late sample request pushes the whole finishing stage.
- Trades stacked on the same day. Install needs the room, not a queue of people in it.
How to keep the date
Lock the appliances before the drawings are finalised and send the model numbers, not the brand names. Request samples early so the finish is settled before sign-off. Read the elevations against the rendering carefully and make every change in that round. After sign-off, treat the drawings as fixed.
On the site side, confirm the floor, the electrical rough-in and the paint are done before delivery, book the elevator and the parking if the building needs it, and keep install day clear of other trades. Tell Valmont early if anything on your side moves. A date that shifts with notice can be rebooked; a date that shifts on the morning cannot.
